BBcottage_color(2)In yet another sign of a recovering real estate market, Optima Properties of Raleigh, NC, has announced a partnership with Smith Mountain Lake builder Mike Eades on the first in a series of homes to be constructed in “The Coves” subdivision. The first home, to be located on Homesite 4, has been designed by renowned architect Bill Grant of Brevard, NC.  Grant designed the home to take advantage of the main channel views and Optima’s desire to build a home that suits the needs of buyers in today’s market, to include the Earthcraft Home designation for “green” dwellings.  The 2200 square foot home provides a roomy master suite, main living areas and guest bedroom on the main floor, and guest suite plus den or office in the walkout level. Additionally, the home features over 425 square feet of covered and uncovered outdoor living areas on the main floor that will provide seamless transitions between indoor and outdoor spaces. “This cottage is just one of many designs buyers can select, customizing them to their own needs and finish preferences,” said Sonya Dickenson of MKB Realtors, who is representing The Coves property. “This will be quality, environmentally-sensitive new construction unlike anything seen before at SML and offered at a tremendous value in a spectacular subdivision. The Coves is a must-see for anyone who is seeking refined waterfront living.” The Coves is located in the Union Hall-area community being created on land that includes the well-know “Cliffs” bluffs along the south shore of the Blackwater River near B28.  The community was designed by Nelson, Byrd, and Woltz out of Charlottesville, VA and features the preservation of open space and architectural covenants that ensure new homes blend in with their natural surroundings.  Other projects by Nelson, Byrd, and Woltz include the Flight 93 Memorial in Shanksville, PA, The Dell at the University of Virginia, and Watercolor located in Walton County, Florida. Despite the recession and poor housing market of the past several years, Optima Properties pushed forward with over $2 million in infrastructure improvements for The Coves. The 79-acre community now has a completed road network with bends and slopes reminiscent of the Blue Ridge Parkway. An elegant gated stacked-stone entrance welcomes visitors, and the centralized water and sewer systems are complete and operational. We ran into a dock that looks like it was imported from the Far East!  Overall, the quality of the designs of the homes and docks on Smith Mountain Lake are some of the best in the country.  You can tell that individuals living here take enormous pride in their homes and communities.
