An innovative community that embraces natural beauty
There's so much to explore at The Coves, and we'd love to share it all with you. From the breathtaking landscape to our modern amenities, you'll quickly see how The Coves differs from other lakefront residential developments.
An Exclusive Community Inspired by Nature
The Coves is a private residential community located within the breathtaking backdrop of Smith Mountain Lake, Virginia. Distinctive and intentional in its design and function, the vision that has become The Coves is the result of collaboration among dozens of talented designers, building professionals, service workers, performing artists, charities, and volunteers who are committed to our unique vision of what it means to be a great community.
A Peaceful Escape
Elevated views of the Blue Ridge Mountains, sunsets over the water, and frolicking wildlife are proud hallmarks of life at The Coves. You won’t hear the deafening sound of rush hour traffic on a congested highway or circle a parking lot for an eternity to find a spot at an overcrowded mall or restaurant. On a clear night, you can trace the constellations with your fingers and lose count of the stars. You’ll become accustomed to greeting the deer that observe you from a nearby field. You can sit on your porch with a cup of coffee and hear the crickets. This lifestyle is more than a step back from the stress and frustration of city living; it’s an entirely different path.
A Friend to the Environment
Careful consideration has been taken at each phase of development to ensure that this unique landscape is well-preserved while offering residents a truly unique living experience. From the gently winding paved streets to the meticulous landscaping, every detail of The Coves pays homage to the land that surrounds it.
What you won’t see at The Coves is a templated development absent of personality and purpose. The homes and shared spaces within the community are designed as a partner to nature. From every vantage point of this property, you will be enveloped in the natural beauty of Smith Mountain Lake. In fact, over half of our 80-acre project is committed to open space and low home density.
In addition to the natural beauty and peacefulness of the development, The Coves offers residents access to an evergrowing list of amenities including five miles of walking trails, social docks, a guest center, and a professionally staffed wellness center. Modern amenities include high-speed mesh wifi, solar arrays, and an amphitheater that hosts nationally renowned touring musicians.

Safety and Privacy
Even though we promote a relaxed, casual lifestyle, the safety and privacy of our residents are of paramount importance. The main entrance to the development remains closed 24/7 and the terrestrial perimeter is fenced. One mile of shoreline creates a natural lakefront buffer, and high-resolution cameras monitor access points along the perimeter of the community.
Coming in 2023
Our 2023 project list includes a nine-hole disc golf course, a second community dock package, a fantastic season of concert performances at our amphitheater, Dream Packages for Charity, and the fifth in our series of distinctive model homes from Mountain Retreat Living.
