Where is The Coves Located?
The Coves at Smith Mountain Lake is located in southwestern Virginia’s Blue Ridge Mountains, 50 minutes S of Roanoke and 90 minutes N of Greensboro. Where is the nearest airport?
Three commercial airports and one general airport for private planes serve 40-mile-long Smith Mountain Lake. Roanoke Regional Airport is less than an hour away, and Raleigh-Durham International Airport is about a 2-hour drive. Greensboro and Lynchburg Airports also provide close access to The Coves.

Do you have complete homes for sale?
Yes. Currently, there is one 3300sft waterfront model home available, located at 480 Coves Road, ready for viewing now and occupancy by late Spring’23. Construction of additional model homes will begin during 2023 (learn more here).
How much do homes at The Coves cost?
Our 480 Coves Road model is available for $1.2M. Other pre-construction lot/home packages are now being configured for between $875k and $1.25M on waterfront lots (10, 14, 18, 74 and A-2) and for between $425K and $950k on “big view” ridge and forest lots (31, 34, Ivy2, and Ivy3). Formal release of these packages is scheduled for Spring’23.
How is septic handled?
Each home has its own packaged septic system, with neutral post-treatment phase water pumped to a mass drain field located on the southern border of The Coves property.
If an approved builder is used, is the architectural review process still required?
The Architectural Review process is required on all new construction, and our design guidelines are posted here. The $2000 cost of the review is waived for homebuilders who use or develop plans from our architect/designer of record (Grant & Grant Design, Asheville NC).
What is the minimum square footage required for houses in The Coves?
1,500sft is the minimum size home allowed within The Coves community. However, we own several 1ac lots (zoned A1) in the forest across Ivy Lane from our main gate that is available for smaller homes that will have access to community amenities through a special type of Coves Club membership.
What is the maximum square footage allowed for houses in The Coves?
The maximum square footage allowed is 6,500, which is subject to exception on multi-acre large estate tracts. A home of this size would typically incorporate space from separate Auxiliary Dwelling Units (ADUs) , which we encourage for extended families and/or split ownership arrangements.
Are there overnight rental options for Coves visitors?
Yes, starting with nearby VRBO and Airbnb listings and supplemented by a Hampton Inn, Holiday Inn Express, and other hotels within a 20-minute drive.
On a limited basis, our Guest Center can accommodate Coves Club members and their guests (NOTE: our concert artists love the warmth and comfort of this historic structure), and we anticipate the construction and availability of attractive rental homes adjacent to our community and co-branded with The Coves within the next year.
What amenities are available to homeowners?
Plenty! Coves Club members and their guests have access to:
- Extensive walking trails with scenic pavilions, firepits & rest stops in 7 locations along the way,
- multiple lake access options for swimming, paddling, fishing, boating, or simply socializing & relaxing in comfortable locations on the water,
- An amphitheater featuring summer concerts with world-class musicians,
- A historic Guest Center with meeting rooms, a kitchen, scenic patios & decks, a queen-bedroom suite, and a loft for overnight Club guests

- high-speed wifi throughout our community,

Are there 5 miles of trails on community property?
Our trails, which exist mainly on common area property, are a defining part of The Coves experience. However, some of the most attractive sections of the trail are on waterfront land which in some cases is private land whose owners have granted easements to Club members and their guests. The easements that cross private lots enjoy a 10’ right of way that in most cases is marked by distinctive signage.
Are ATVs or motorbikes allowed on the trails?
Motorized vehicles are not allowed on the trails, with the exception of ATVs involved in maintenance.
What about mountain bikes on the trails (MTBs)?
Mountain bikes are allowed subject to time (access) restrictions as well as precise rules to insure the safety of all trail users.
What about pets on the trails?
Dogs are allowed/encouraged so long as owners keep them on leads and pick up behind their furry friends.
Who provides internet and phone service?
The Coves Club maintains service contracts with Shentel, StarLink, and Verizon enabling us to deliver sophisticated internet, security, and phone services tailored to the specific needs of our residents. While some come here to get away from technology, we have the skills and infrastructure to provision for sophisticated remote office workers requiring commercial levels of bandwidth and redundancy for at least some of their time here.
Where does the community source its water?
The Western Virginia Water Authority provides water to The Coves through lines installed on each lot at the time the community was first built.
How far is the nearest full-service grocery store?
Within a 25 minute drive, there are Kroger stores at both the east end of Rocky Mount (on state highway 40) and at the Westlake Shopping Mall in Hardy (on Booker T Washington Highway).
