Creating an Immersive Experience

From the moment you enter The Coves, it’s clear that we are designed differently than other lakefront developments. The hallmark of our community is that we live in tandem with the incredible landscape of this region. We’re not interested in stripping all of the land to make room for more homes. We’re dedicated to preserving the land and creating a sustainable, environmentally respectful living space for everyone to enjoy.

The Coves Club serves as a voice to help us answer the question, “How do we improve upon our living experience while honoring the space the surrounds us?” The collaborative vision of Club members has allowed us to offer exclusive amenities that bring residents closer to nature—creating a beautifully immersive experience that’s unique to our community.

Supporting Our Vision

By definition, The Coves Club exists to enhance the home ownership experience at The Coves. This includes everything from infrastructure (street maintenance, wastewater and stormwater management, trash removal, etc.) to area amenities like walking trails, social docks, and solar arrays. The Coves Club is also responsible for the general marketing of the real estate and amphitheater brands within The Coves community and with prospective residents as well. 

Building upon the vision for this community is the hallmark of The Coves Club. This collective effort is what makes The Coves distinctive in comparison to other planned developments. Decisions that fuel the progression of our amenities, infrastructure, and voice within the community are made by the residents who call The Coves home. 

 

The Coves Amphitheater and Charity Concert Series

Originally built to host our 2021 Charity Music Events, our stage, seating, and surrounding service areas are capable of supporting much more than musical performances. Club members can attend or host theatrical, educational, social, and family events.

The Coves community is serious about support for both the performing arts and local charities serving people in need. The Coves Charity Concert Series was created to bring that support to life in a visible, effective, and sustainable manner. To date, our commitment to charity has delivered over $40,000 in 501(c)3 support for the youth nutrition services provided by Smith Mountain Lake Good Neighbors, Inc., life crisis assistance delivered by Transition Basics, Inc., and emergency health care for the uninsured from Agenacare Community Medicine.

The Charity Concert Series also significantly contributes to the mission of The Coves Club by introducing thousands of new faces to the beauty and attractions of The Coves by means of a concert ticket. Patrons who visit The Coves Amphitheater get to experience firsthand how special this community is as they enjoy an evening of music alongside our current residents.

 

Ownership Has Its Benefits

Membership is by invitation only, and – once invited – an applicant submits a simple form for review by our membership committee. Renewal invitations occur annually in January and are predicated on compliance with guidelines and support for Club infrastructure assistance when needed (e.g. trail easements, electricity for wifi antenna or trail lighting).   While our primary assets and services are offered on an opt-in, fee-only basis, a $500 donation is requested of members each year to help offset maintenance expenses for the trails, guest center, security cameras, and stage.  

There are two membership types:

Home Owner

Requires ownership of a home in The Coves development and payment of an initiation fee. The purchase of a completed home from our premier developer partner (Mountain Retreat Living, a Southern Living Custom Builder™) currently includes a $35,000 credit to offset the HomeOwner Club initiation fee. Subsequent purchasers of a home from a Club member with a membership in good standing will – subject to approval of a new (successor) membership application – not be required to pay an additional activation fee.  “Good standing” means that Club membership criteria are met and all fees are current as of the date a new deed is recorded.

Guest

This limited class of membership is designed to provide select neighbors, suppliers, contractors, service providers and supporters of our community development efforts with access to our trails and temporary use of select Club assets on a short term, space available basis. Guest members are required to execute a liability waiver and commit to comply with all guidelines and rules. Guest membership is by invitation only, no dues are collected for this membership category, and it is subject to cancellation at any time.

Fees

Opt-in services are available to HomeOwner members, their immediate family under the age of 21, and accompanied guests include access to all trails (marked Green and Blue), trail pavilions (subject to reservation), and the option of purchasing services and merchandise offered by the Club on a rental or fee basis.  Opt-in decisions and billing typically occur in January.   Current (2023) rates for these options are:

  • 2023 Coves Annual Music Series – Included for family members
  • Streaming MESH WiFI access – $1200/year for up to 60MBPS service, 20Meg upload speed, and no data limits
  • Verizon SmartHub Wireless Routers – $25 – $80 per month, depending on speed and monthly data allowance; recommended for families wanting a fail-safe telephony backup to what the cellphone hotspot can offer as insurance to downtime incidents that occur with our high-speed mesh wifi network service
  • 7kw of solar panels & Inverter – $1200/year
  • Boat Slips in the community docks – $2400/year (add $300 for optional lift)
  • Fenced Private Boat/Trailer/RV Storage – $500/year for each item (maximum 28’ long)
  • Club Guest Center – $225 for the 1st day, $125 for successive days (plus $75 linen charge if beds are used)

Coves Club services available for sale include:

  • Front Entrance USPS Mailbox – $125
  • Remote FOB to open the Front Security Gate – $25
  • Cured 8’x8”x10” Oak Mantles recycled from on-site trees – $600/ea
  • Water Meter Base ($3k required for new home construction)
